Flat roofs are great - until they leak. And when they do, the damage doesn't stay on the roof. Water finds its way in quietly, often showing up as stains on ceilings or moisture damage around door frames before you even realize what's happening. Two leak points on this flat EPDM roof were doing exactly that.

Here's what we were working with: a flat EPDM membrane that had failed at two critical spots, including right along the threshold area near the sliding door - one of the most common places for flat roof leaks to develop. That junction between the roofing membrane and the door frame is a weak point, and once it goes, water gets in fast.

EPDM is a durable rubber roofing material, but like anything, it needs proper attention when it starts to fail. The repair process involves cleaning the damaged area down to a solid surface, applying the right adhesives and membrane patches, and making sure the edges are sealed tight. No shortcuts. If the repair isn't bonded correctly, you're back to square one within a season.

The leaks are handled. The membrane is solid. And the interior of this home is protected from water damage that could have gotten a lot more expensive if left alone. Catching these things early is always the right call - repairs at this stage are straightforward. Waiting until water has worked its way into the structure is a whole different conversation.
