Tile roofs look great - but when they start leaking, a lot of homeowners assume it's a bigger deal than it actually is. Sometimes it's a handful of tiles that shifted or cracked, and the underlayment underneath took the hit. Catch it early and you're looking at a straightforward repair. Wait too long and you're dealing with deck damage, water intrusion, and a much bigger bill.

Here's what we were working with on this one. The leak was traced to the lower garage-level section of the roof. We pulled back the tiles in the problem area to get a clear look at what was going on underneath. The underlayment had failed, the tile battens were exposed, and water had been finding a way in. Not a disaster - but definitely something that needed to be addressed the right way.

What matters with tile roof repair is that you don't just patch the surface and call it done. The tiles themselves are only part of the system. The underlayment, the battens, the way everything layers together - that's what actually keeps water out. We handled this repair with that in mind, making sure the underlying structure was solid before the tiles went back down.

After the repair, the roof was back in good shape. Clean, tight, and functioning the way it should. The finished look matches the rest of the roof, and more importantly, the leak is gone. That's the goal - not just a fix that holds for a season, but one that's built to last.
