Modified Bitumen Flat Roof Install Done Right

We went with a modified bitumen system on this one. It starts with clean, solid decking - fresh plywood laid tight and flat across the entire surface. That foundation matters more than most people realize. If the deck isn't right, nothing that goes on top of it will perform the way it should. We don't skip that step.

From there, we applied a self-adhering base layer - Polyglass underlayment rolled out edge to edge, pressed tight with zero gaps. This is what gives the system its waterproofing backbone. Then the cap sheet goes on - Elastoflex SA P, a granule-surfaced modified bitumen cap that handles UV exposure, foot traffic, and the kind of temperature swings that eat through cheaper materials fast.

What you end up with is a low-maintenance system built to last. The granulated surface reflects heat, resists cracking, and holds up through wet winters and hot summers without a second thought. The seams are clean, the edges are flashed and finished, and the whole thing ties neatly into the existing shingle roof line.
